Telos U is a residential learning campus designed to support young adults as they work toward greater independence. The facility brings together residential accommodations, educational and support spaces, offices, and recreation areas in an environment that balances the comfort of a residential setting with the durability and performance of commercial construction.

The sloping site, previously used as a landfill, required extensive preparation before construction could begin. Crews excavated and removed buried debris, addressed a high-water table, and installed a Geopier ground-improvement system to create the bearing capacity needed for the building’s massive tilt-up concrete panels. The daylight basement takes advantage of the site’s natural grade while expanding usable space within the facility.

Architectural tilt-up panels give the building a distinctive academic character through inset thin brick, carefully aligned window openings, and corner glazing details. Notched concrete panels support expansive 85-foot open-web steel girders, creating the wide interior spans required for the gymnasium and shared spaces. By combining residential wood framing in the upper-level living areas with commercial steel framing in the lower-level program spaces, the project team delivered an efficient, high-performing campus suited to Telos U’s specialized needs.
